In 2026 we closed the domestic small works side of the business. Not because we couldn't do it — because a firm juggling nine kitchens can't put its owner on your site every week, and we'd rather run three projects properly than thirty at arm's length.

So we set a floor instead of a list. Above it, we'll look at anything in our three disciplines — including a serious extension or a whole-house remodel. Below it, we'll happily point you at someone good.

Dave Groom founded Tatton Projects in 2020 after two decades working every rung of a construction site — starting with a chisel in his hand, finishing as the man carrying the contract.

Since 2020 Tatton has turned over £8m across more than sixty completed projects. From 2026 Dave is back on site full time, project managing the jobs himself. That's the whole point of closing the small works: when a subcontractor tells you a first fix needs three weeks, you have someone standing next to you who has actually done the first fix. Most developers get a quantity surveyor who has never hung a door.

Delivered by Dave as project manager and contracts manager, prior to founding Tatton Projects in 2020. Hotels, care homes, restaurants, retail and trade — all built around a client who was still trading.

Dave also built EstiMate — the estimating and cost-control platform now used by tradespeople across the UK, with over £4.2m of quoted work run through it. Your cost plan isn't done on the back of an envelope. It's done on software he wrote because nothing on the market was good enough.

    Site, plot or unit feasibility. Abnormals, planning risk, build cost, end value. We'll tell you when to walk away — that advice is free.

  2. Stage 02

    Cost plan

    Elemental cost plan and a full schedule of works. Priced, not guessed. This is the number you build to, and the number you settle at.

  3. Stage 03

    Consent

    Planning, building control, warranty provider, licensing and compliance. Conditions discharged before we mobilise — not after.

  4. Stage 04

    Build

    Owner-managed. Weekly programme tracker, monthly valuation, written variations only. No verbal extras, ever.

  5. Stage 05

    Hand over

    Snagging closed out, warranty and O&M packs issued, final account settled at the figure we agreed at stage two.

    Strip out & survey

    Back to shell. We measure what's actually there rather than what the drawing says, and find the asbestos, the dead services and the floor that isn't level before they find us.

  2. Stage 02

    Services first fix

    Ductwork, cable tray, sprinklers, power and data. Everything above the ceiling goes in first, because everything below it depends on getting this right.

  3. Stage 03

    Partitions & glazing

    The floor stops being a space and starts being rooms. Stud, acoustic infill, glazed screens and doors — set out from a datum, not from the wall the last contractor built crooked.

  4. Stage 04

    Ceilings & lighting

    Grid, rafts and the lighting that decides whether the floor feels expensive or feels like a call centre. This is the stage where a fit-out is won or lost.

  5. Stage 05

    Finishes & handover

    Joinery, flooring, furniture, commissioning, snagging, O&M packs. Handed over ready to work in — and on most of our jobs, handed back floor by floor while the client kept trading.

The questions everyone asks.

The ones most contractors dodge. We'd rather tell you now than argue about it later.

As a working range in 2026: a basic Cat A refresh runs around £45–£70 per sq ft. A standard Cat B fit-out is roughly £70–£110 per sq ft. A high-specification Cat B — bespoke joinery, feature lighting, acoustic treatment, the kind of thing we did at Vanguard — runs £110–£180 per sq ft and upwards. Anyone who quotes you a single number without seeing the floor, the building's services and the landlord's licence to alter is guessing. We give you an elemental cost plan instead, and that number is the one you build to. See the full cost guide →

Yes — it's most of what we do. Hotels that kept selling rooms, care homes with residents in their beds, a public service centre with ninety staff at their desks and the public coming through the doors, retail units in a trading mall. Phased handbacks, dust and route separation, out-of-hours working. If you can only close for a weekend, say so at the appraisal and we'll build the programme around it.

Not lawfully, in most cases — and the standard is tightening. This is the MEES regime, and it turns an aesthetic decision into a legal one: a sub-standard building can't earn until it's fixed. We survey it, tell you what it costs to get the rating up, and do the work. Often it's fabric, lighting and controls rather than anything dramatic. Get it assessed before your next void, not during one.

Because a firm juggling nine kitchens can't put its owner on your site every week. We closed the domestic small works side in 2026 so the projects we do take get proper attention — the person who priced the job is the person managing it. Below £100k we'll happily recommend someone good.
